Om Sai Ram Garden Apartments TERMS, CONDITIONS AND HOUSE RULES

We warmly welcome Occupants to stay at our Om Sai Ram Garden Apartments. We are eagerly waiting to host you and support your stay on the Lap of Arunachala. With utmost respect, we request that our Occupants adhere to all the House Rules, Occupancy Terms and Conditions during their tenure of stay at our Home.

Om Sai Ram Garden Apartments are our home and we kindly request that you treat it as your own home too. All the rules, terms and conditions are stipulated honestly in an open and transparent manner for you to make an informed decision with your plans for a possible accommodation at Om Sai Ram Garden Apartments.

Please be informed that not all inquiries will yield to a confirmed booking. Hence, a commitment to abide and adhere to all the House Rules, Terms and Conditions are mandatory with 100% commitment and a non-refundable deposit for a successful booking.

The Occupant will receive the following four documents via email:

(i) The Occupancy Agreement – will state parties to the agreement and their information
(ii) The Schedule – will state the rent arrangements, tenure and related information
(iii) Payment Information – methods of payment
(iv) House Rules, Terms and Conditions of Stay at Om Sai Ram Garden Apartments which is the document that you are reading.

(a) This short let is intended for a single occupancy and only the person who enters into the agreement with The Hostess is allowed to occupy the property.
(b) The Occupant agrees not to share the accommodation with any other person or sub-let or invite anyone to stay overnight at the apartment.
(c) The Occupant agrees not to invite external visitors / allow third parties into the apartment without prior notification to The Hostess.
(d) The tenure is meant strictly for the personal use of The Occupant.
(e) Any additional occupant stay has to be discussed, and it can be approved with an additional rent of INR1000 per person per day. Third person and fourth person stay will be INR500 each.

(a) The Hostess agrees for a scooter / bike or a car parking at the “adjacent land” next to the building which is literally one minute walk into the building premises. It is an open space and not a covered parking.
(b) The Occupant takes the responsibility for the security and safety of their vehicles by keeping them locked at the parking space. There has not been any unwanted incidents so far.
(c) The Occupant is not allowed to park inside the building on the covered park which is for the exclusive use of home owners of the apartments.
(d) It is The Occupant’s sole responsibility to care for their vehicles during their tenure with a weather protection cover.

(a) The Hostess shall provide a home dustbin which The Occupant has to use with their own plastic bags to dispose of their rubbish.
(b) The Occupant agrees to empty the rubbish at the dustbin outside of the building and maintain the hygiene of the home.
(c) Rubbish disposable place is located at the Girivalam Path at start of Vediyapannur Road on the right when you exit out from the apartment heading to Girivalam Path. Location will be briefed precisely after check in if you are still not sure of the disposal area.

(a) The Occupant agrees to use all the electrical appliances, and furniture’s at home with lots of care and will not cause any break, or damage.
(b) We do not collect a security deposit as we trust that you will be a caring and responsible Occupant.
(c) Inadvertently, if any damage occurs then you will be responsible for the repairs and replacements.
(d) All the fixtures, fittings, appliances, and sanitary ware at the apartment are fitted with new items and not second hand goods.

(a) The utilities are inclusive of the rent but The Occupant is humbly requested to use it fairly.
(b) The Occupant agrees to switch off all the lights, fans and AC when they are NOT in actual use.
(c) All taps must be turned off after each use so as not to cause wastage and to avoid the water levels to drop in the storage tank.
(d) The Occupants will be shown how to switch on the motor for water and in the event of any water drop then they can be manually operated. But note that automatic system is in place to smooth operation but at times, water levels may drop but there is no problem with water supply to the apartments. Ample of water storage and facilities are available for continuous water supply.

(a) The Occupant is requested to give access for housekeeping during the tenure so that the apartment can be hygienically maintained. The rent is inclusive of housekeeping services – once a week. The cleaning service fee is INR2,000 per month which is inclusive. It includes providing fresh bedcovers, blankets, pillow cases, and floor mats.

(a) There is a common cleaning service provided to clean all the common areas and The Occupant is not required to pay any additional sum for it. The Hostess provides this service as part of the stay.

(a) The Occupant is humbly requested to return by 10pm the latest to ensure the safety and to avoid any inconvenience to others.
(b) The Occupant can undertake sadhana and Girivalam late night. No time restrictions.
(c) If The Occupant requires to stay out late then they shall exercise all pre-cautionary and safety measures.
(d) Their safety is paramount and it is their sole responsibility.

(a) The Occupant will be responsible for their own safety and health. The Occupant will travel with all their medicines and medical access arrangements in place during their stay in India.
(b) The Occupant will be responsible for their own safety, safety of the building, safety of the other Occupants and be vigilant at all material times.
(c) The Occupant will close all the doors, windows and main gates when leaving the premises and during night time.
(d) The Occupant will keep the mesh windows and doors closed all the time.

(a) If there are minor children then they are the sole responsibility of the accompanying adults who can be parents or other family members or family friends.
(b) Minor children should never be left unattended at the corridor, roof top and car park area during the stay.

(a) A 10kg gas cylinder will be provided for a period of 30 days. The Occupant can help themselves with home cooking.
(b) An electric kettle, toaster and “basic” utensils are provided for home meals.

(c) The Occupant must ensure health and safety in the kitchen. The Gas must be turned off when not in use.

(a) The kitchen will be supplied with all the basic cooking utensils, electric kettle, electric toaster, Hindu deities, spiritual books, pillows, bed covers, etc. The Occupant shall leave all in the apartment and they are not to be removed. This includes the remote for AC.

(a) The Occupant shall refer to the manuals for safe use of all the appliances at home with great care.
(b) Washing Machine to be used with “liquid detergent” meant for “TOP LOAD”.
(c) The Occupant will be guided to turn on the motor should there be a drop in water levels and that must be strictly followed to avoid any overflow of water supply.

(a) The Occupant must dry their clothes at the roof top / landing space/ corridor on the lines provided.
(b) The Occupant need to get their own hangers and clothes pegs.
(c) The Occupant must not dry their wet clothes inside the apartment at any point of time and agrees to maintain the hygiene of the apartment at all material times.

(a) A separate arrangement can be offered for a petrol bike/scooty rent – INR300 - 250per day / NEW - Electric INR400
(b) A separate arrangement can be offered for a cycle rent – INR50 per day

(c) Should you need a vehicle then please inform at the date of booking so appropriate arrangements can be made on your behalf and you will be expected to pay the total rent in advance. Rent for vehicle will only be collected if an arrangement materialises on your behalf. Any late notification cannot guarantee of a vehicle availability but you may source on your own at any time.

(a) The Occupant agrees to cook and consume vegetarian or vegan meals during their tenure.
(b) The Occupant is allowed to order fresh cow’s milk as door delivery service and it is available in the morning at around 7am and evening around 5pm.
(c) The Occupant is allowed for eggs.
(d) Meat, seafood and non-vegetarian are not allowed.
(e) Non-Vegetarian meals can only be consumed for healing purposes and health recovery.

(a) There is an option to order meals from The Hostess subject to availability.
(b) If breakfast, lunch or dinner is required then you need to state in advance during booking stage to allow for timely service.
(c) If you have any food allergies then it is your duty and responsibility to bring the matter to the “actual notice” of The Hostess.
(d) Meal offers are not always available and they will subject to additional charge depending upon your individual needs and requirements.
(e) The Hostess is generous, kind and compassion towards her Occupants. Complimentary meals are provided whenever there is a possibility to offer.

(a) If The Occupant is an India National then it is compulsory for them to provide their Adhar Card.
(b) If The Occupant is a foreigner then it is compulsory for them to provide their Passport, Visa for lawful stay in India. If there is a Form C then it can be provided when you move in on the same date. Otherwise The Occupant will co-operate with The Hostess to complete the formalities to submit an online submission to the relevant authorities in India by 24 hours. This is mandatory for your own safety and protection by the police, immigration and the relevant authorities during your stay in India. It also helps The Hostess to extend your own safety, well being and ensure a lawful stay in India.
(c) Adhar / Passport and Visa documents must be provided when advancing a non-refundable deposit as an E-Copy.
(d) Please do not waste The Hostess time, energy and resources arguing that you will not provide. If you can’t provide then please search for accommodation at a different venue.

(a) The apartments are non-smoking zone. The Occupant is not allowed to carry out activities that can cause a private nuisance to others like playing loud music, partying and consuming alcohol or drugs, gambling, or any kind of vice activities.

(a) The Occupants are allowed to carry out spiritual activities, healing, yoga and meditations and roof terrace can be used for such purposes.

(a) Roof / Terrace is common to everyone. Washing and drying facilities are there. Spiritual activities can be carried out. The Occupants are requested to maintain the cleanliness and to keep the noise down.

(a) The Occupant shall provide a contact person who can be relative or a friend whom we can reach on their behalf during emergency situations. A name, mobile number with whats app, email, relationship with that person.

(a) Check in window – 2pm – 3pm but can be extended at a reasonable timing with prior arrangements.
(b)Check out window – 9am to 10am strictly (If Occupant goes beyond this timing then per day rate will be applicable – INR1700)
(c) Check out window –Occupant is requested to adhere and comply with the time frame given as not to cause inconvenience for the subsequent Occupant and for The Hostess in getting the apartment ready to receive the new Occupant.
(d) Check in window – If your check in happens after 7pm then there will be additional charges of £300 to cover the man power for the formalities.
(e) Extension of time, can ONLY be considered if there are no prior booking and “charges will be applicable.”

(a) If The Occupant wishes to have an extension on the tenancy then The Occupant is required to inform asap. Upon their request and subject to availability the apartment tenure can be extended if there “are no other pre-bookings.”
(b) If The Occupant wishes to cancel the booking then it has to be done before payment of 50% deposit. Any cancellation request after deposit payment cannot be refunded. Bookings will be cancelled with no refund. This is to ensure that The Hostess does not suffer a loss of other potential bookings. Once deposit accepted with:
(i) a signed e-agreement /
(ii) via email exchange without e-signature
then the specified dates will be blocked and apartments will be prepared for receiving The Occupant at the agreed date.
All the terms and conditions are stipulated and provided openly and publicly. Hence any bookings are subjected to these terms and conditions. It is your responsibility to read them carefully before any bookings.
(c) Early check out from the agreed date – The Occupant will not be entitled for a refund. The apartments are booked based upon your initial request with dates. Any subsequent inquiries from others will not be entertained once payments are made. So you will need to be committed to your dates otherwise it will result business loss for The Host.

(a) The Occupant need to purchase / bring their own toiletries, kitchen towels, towels for their personal use, soaps, laundry detergent, bathroom and toilet cleaner, dishwashing liquid / soap, sponge, clothes pegs, hangers, bin bags, insects, mosquitoes repellents, beverages and food items.
(b) If there are specific kitchen vessel required then The Occupant needs to get their own.
(c) All cleaning products for the apartment and bathroom during the tenure are at Occupants expense. However, during housekeeping service, the Hostess will use the required products such as toilet cleaner, floor cleaner, window cleaner, bathroom cleaner, Dettol and other essentials to maintain the apartment. They are not provided.

(a) The apartment must be given back in its immaculate conditions as how it was provided. Cleaned, tidied, if furniture’s were moved then it must be placed back in its original space, and all the rubbish thrown.
(b) The Hostess does not encourage for the movement of furniture’s around the apartment. Strictly the fridge must not move at any point in time.
(c) However, if certain other furniture need a specific arrangement for your comfort then you may do so provided that they are placed back in the original place before you check out.
(d) A great care must be exercised so as not to cause any damage to the furnitures, fixtures and fittings at home.
(e) If any damage caused to the furnitures or the apartments then it is your sole responsibility to repair the damages caused by you.
